A guide to renting…with Love

Our team of individuals have worked hard over many years to build an enviable reputation for working with and looking after tenants of rental properties.

We always aim to provide a courteous and helpful service for our tenants, without whom, our Landlords would have vacant properties.

Communication is vital in any relationship. So, when we manage a property we provide the Landlord with technology to enable 24/7 notification of any issues which may arise. Permission is requested automatically so that we can attend the property to resolve any situation.

Our system has a full audit trail and dashboard for all jobs for complete peace of mind.

Additionally, we have our own in-house maintenance team to deal with jobs professionally and efficiently, as soon as they arise.

Applying for a property

Step 1: Credit check

Make sure that you can afford the property in question. To pass an affordability credit check, the normal income criteria required is 30 x the monthly rent:

E.g. £1,000 rent per month = £30,000 gross income required.

Our Team will be on hand to help and advise when completing property applications and credit checks.

Step 2: Viewing

You or someone on your behalf will be required to view the property of interest before an application is made.

Step 3: Formal application

If a property is suitable, you will be required to complete an application form.

Step 4: Deposit payment

If the Landlord has approved your application, a holding deposit will be required to secure the property. This will be equivalent to one week’s rent:

E.g. £1,000 monthly rent x 12 / 52 = £230.77.

Step 5: Checks & references

Once we have received your property holding deposit, we will send you a link to carry out your credit checks, Right to Rent checks, employment checks and landlord referencing checks. It’s always advisable to let your HR or payroll person/department and/or current letting agent or Landlord know to expect contact from our referencing agency to deal with your application as soon as it lands.

Step 6: Contract

Once all the relevant credit checks and references have been completed, we will send you the contract electronically, for checking and signature.

On signing the contract you will be required to pay a Property Tenancy Security deposit, equivalent to 5 weeks rent:

E.g. £1,000 monthly rent x 12 / 52 x 5 = £1,153.85 (less one weeks property holding deposit already paid) and additionally one month’s rent in advance.

Step 7: Completion

When all documentation is complete and we have received cleared funds, we will arrange for you to meet us at our offices in Knowle. You will be required to bring up to date ID and right to rent documentation.

At that point we will review and finalise all the relevant paperwork and hand over the keys to your new home!
