Step 2: Presentation and condition of property advice
You only get one chance to make a first impression!
To achieve the best price for your property, you must follow some simple guidance:
- Ensure the property is in good repair.
- Ensure the property is clean throughout.
- Ensure the property is tidy and free from clutter. Not only does this apply to presentation for photography and marketing, but it is essential during viewings.
If repair or renovation is required, we can advise and facilitate any work that may be needed. We have a fully qualified in house building and maintenance team at Love Property Co., to help present your property as the best it can be before marketing for sale.
Step 3: Photography, Videography and Floorplans
As standard, our onboarding team will guide you through any documentation requirements, arrange professional photographs, virtual tours and arrange accurate floor plans and EPCs (where required).
Step 4: Marketing
Before marketing, we will send you a draft of the proposed property listing. Once approved, the property is then marketed as a ‘premium listing’ on the UK’s number one online platform Rightmove and posted on social media platforms.
Step 5: Viewings, feedback & sales databases
Our Sales team will accompany all viewings of your property, removing the stress and allowing you to get on with the other day to day responsibilities in your life.
Feedback is key and we always aim to give you feedback on the day of the viewing, with a follow up within 24/48 hours.
We manage a database of current buyers and sellers whom we contact automatically, as and when a relevant property becomes available.
Step 6: Offers, negotiation to memorandum of sale
We will carefully advise you of all offers, carry out due diligence and provide information on the buyer’s position, whilst maximising the best sale price given your personal selling criteria. Once all parties are satisfied with the position, we progress to memorandum of sale.
Step 7: Communication, surveys & valuations
Once your property is sold, communication is vital to ensure that your sale progresses smoothly and as quickly as possible.
Broken chains can impact on a completion; we do everything possible to minimise any effect and to recover the sale process.
We will liaise with the buyer, their Solicitors and other agents in the chain on a weekly basis and feedback current status accordingly.
We can also advise on property surveys arranged by your buyers, which may highlight issues within their reports and subsequent revisions to valuations.
Step 8: Completion
When all parties are happy to finalise matters, Solicitors will ask you to sign and exchange contracts. At that juncture, all parties would agree on a completion date.
On the day of completion, we will coordinate all parties to arrange the smooth hand over of keys.
