Viewings
You may have found from previous experience, it can sometimes be quite a challenge to even get a viewing!
As a potential buyer, you’ll find that we’ll do everything possible to accommodate your buying preferences and timescales.
We always advise vendors to be open-minded with viewings regardless of their position because it may end up being the perfect buyer for you!

We would strongly advise that you register on our database of buyers looking for properties.
Offer Position
Provided our Vendors allow us to do so we will never refuse a viewing request if you are yet to sell your property or to secure a mortgage. All potential buyers are important to us.
It is, however, advisable to secure a decision in principle from your mortgage provider. This will save both you and the vendor time and potential disappointment, if funds are not in place.
Mortgage Advice
As you would expect from an expert property business, we are partnered with an experienced mortgage broker who can arrange a no obligation decision in principle, or a mortgage for your own house or for a buy to let investment.

Free Property Valuation
If buying a house is dependent on selling yours, we would strongly advise that you have your property valued before considering a move.
We have a wealth of knowledge and experience in valuing properties in and around Solihull and will provide excellent market comparisons to achieve the best price for our clients.
Offers Received
All offers will be passed onto the vendors for consideration.
On receipt of an offer, we will always ask you for any potential chain details and your personal financial position in respect of being able to buy.
When receiving an offer from you, we will ask all parties purchasing the property to produce hard copy identification, e.g. passport or driving licence and a current utility bill (no more than 3 months old) and proof of address. If you have been living at your current address for less that three years, we will need details of previous addresses covering the three-year period.
We will also require hard copy evidence of your ability to make a deposit and to understand how the funds were obtained.
If a buyer has been gifted financial support, we need written evidence from the provider of those funds and all parties must also present ID, proof of address and an in-date utility bill.
We may also ask you for additional information where required.
Offers Accepted
Once an offer has been accepted, we will ask for your solicitor’s details before drafting up a Memorandum of Sale.
