But there’s much more to the story than one average.

Shirley, Dickens Heath, Cheswick Green & Monkspath
The B90 postcode covers a broad and varied part of the Solihull property market, including areas such as Shirley, Dickens Heath, Cheswick Green and Monkspath.
According to current Rightmove sold-price data, the overall average property price in B90 during the last year was £350,227.

Semi-detached homes: £362,439
Detached homes: £535,111
Flats: £175,511
One of the things that makes B90 particularly interesting is the sheer variety of properties available.
You can find apartments and first-time-buyer homes alongside traditional family semis, modern developments and substantial detached properties.

Flats: £229,016
Rightmove also reports that overall sold prices in B91 were 3% higher than the previous year and 7% above the 2023 peak.
Why is B91 more expensive?
B91 includes some highly desirable residential locations close to Solihull town centre, alongside established family neighbourhoods and larger detached homes.
Access to Solihull’s shops, restaurants, schools, transport links and train station can all contribute to buyer demand.
But property type is important too.
The average detached property sold for considerably more in B91 than the overall averages we’re seeing across B90 and B92. That naturally pushes the postcode’s headline figure upwards.

Rightmove reports that B92 sold prices over the last year were broadly similar to the previous year and approximately 1% above the 2023 peak.
B92 includes established residential areas such as Olton, as well as locations offering convenient access towards Solihull, Birmingham Airport and Birmingham International.
For buyers wanting a Solihull address without necessarily paying B91 averages, parts of B92 can therefore offer an attractive alternative.
Is B91 More Expensive Than B90 and B92?
Based on current overall sold-price figures, yes.

That makes B91’s overall average approximately £158,000 higher than B90 and around £173,000 higher than B92.
However, this does not mean that every B91 property is worth more than every B90 or B92 property.
Far from it.
A large detached home in Dickens Heath or Monkspath could be worth substantially more than a B91 apartment.
That’s why postcode averages are useful for understanding the market, but not for valuing an individual home.

There’s no single answer because each postcode offers something different.
B90 offers tremendous variety, including Shirley, Monkspath, Dickens Heath and Cheswick Green, making it attractive across numerous stages of the property ladder.
B91 tends towards a higher average price and includes desirable locations close to central Solihull, with some particularly valuable detached and family homes.
B92 can offer buyers established residential neighbourhoods and convenient transport connections while currently having the lowest overall average of these three postcode areas.

For sellers, I’d look at this differently.
It’s less about having the “best postcode” and more about understanding your particular property’s position within its local market.
Buyers don’t simply compare B90 with B91.
They may compare:
Monkspath with Shirley.
Olton with central Solihull.
Dickens Heath with another modern development.
Or even one road with the road around the corner.
That’s where genuinely local knowledge becomes important.
Why Your Solihull Postcode Doesn’t Tell the Whole Story
Two homes within the same postcode can have dramatically different values.
Factors that can affect what buyers are prepared to pay include:
Property type and size — detached, semi-detached, terraced or apartment.
Exact location — even individual roads within the same postcode can perform differently.
